    3. Check the cap and negotiate

Check the maximum fee after applying the maximum rate and fee limit, and negotiate the rate with the agent before signing.

    How it is calculated

Brokerage fee cap = transaction amount × maximum rate (up to the bracket's fee limit, if any) Monthly-rent transaction amount = deposit + monthly rent × 100 (if this is under KRW 50 million, deposit + monthly rent × 70)
    • Residential sale/exchange: under KRW 50 million 0.6% (limit KRW 250,000); KRW 50 million to under KRW 200 million 0.5% (limit KRW 800,000); KRW 200 million to under KRW 900 million 0.4%; KRW 900 million to under KRW 1.2 billion 0.5%; KRW 1.2 billion to under KRW 1.5 billion 0.6%; KRW 1.5 billion or more 0.7%.
    • Residential leases: under KRW 50 million 0.5% (limit KRW 200,000); KRW 50 million to under KRW 100 million 0.4% (limit KRW 300,000); KRW 100 million to under KRW 600 million 0.3%; KRW 600 million to under KRW 1.2 billion 0.4%; KRW 1.2 billion to under KRW 1.5 billion 0.5%; KRW 1.5 billion or more 0.6%.
    • Officetels (85㎡ or less of exclusive area, with required facilities): sale/exchange 0.5%, leases 0.4%. Other officetels and commercial property, land, etc. are negotiated within 0.9%.
    • Residential brokerage fees are set by city and provincial ordinances, and the rates above follow the schedule in the Enforcement Rule of the Licensed Real Estate Agents Act (effective October 19, 2021). VAT is separate: 10% if the agent is a standard VAT taxpayer, while simplified taxpayers may be subject to different rules.

    FAQ

Do I have to pay the calculated amount?

No. The calculated amount is the statutory cap, and the actual brokerage fee is negotiated with the agent within that limit. It is best to confirm and agree on the rate before signing.

Why is monthly rent multiplied by 100?

The Enforcement Rule of the Licensed Real Estate Agents Act defines the monthly-rent transaction amount as 'deposit + monthly rent × 100'. If the result is under KRW 50 million, it is recalculated as 'deposit + monthly rent × 70'.

    Is VAT paid separately?

The brokerage fee cap does not include VAT. If the agent is a standard VAT taxpayer, they may charge an additional 10%, so confirm before signing whether it is included.

Are officetels calculated at residential rates?

Officetels with 85㎡ or less of exclusive area and a private kitchen, flush toilet and bathing facilities are charged 0.5% for sales and 0.4% for leases. Officetels that do not meet these requirements are negotiated within 0.9%.

How are presale rights (bunyang-gwon) calculated?

The transaction amount for presale rights is the amount paid up to the time of the deal (including loans) plus the premium, and the sale rate applies. Enter that total in this calculator's transaction amount field.
