Your loan limit is set by repayments relative to income

DSR is the principal and interest on all your loans repaid in a year divided by your annual income. Banks manage it so it does not exceed 40%, and non-bank lenders 50%.

    1. Enter annual income

Enter gross pay for employment income, or the amount on the income certificate for business income.

    2. Enter existing loans

Enter the balance, interest rate, remaining maturity and repayment method for mortgages, credit loans, jeonse loans and other loans.

    3. Check the additional limit

Enter the rate and term of a new mortgage plus the stress rate, and this tool estimates how much more you can borrow within the regulatory limit.

    How it is calculated

DSR = annual principal and interest payments on all loans ÷ annual income × 100 Stress DSR: rate used to calculate the limit = actual rate + stress rate × applicable ratio
    • Mortgage: annual principal and interest are calculated using the actual repayment method (equal payment, or equal principal for the first year; for bullet loans, principal divided by the term plus interest).
    • Credit loan: following the financial authorities' DSR rules, the term is treated as 5 years and the principal is assumed to be repaid evenly over those 5 years. The stress rate applies to credit loans with a balance above KRW 100 million.
    • Jeonse deposit loan: principal is excluded and only interest is counted. Under the October 2025 measures, interest payments on jeonse loans taken by one-home owners in the Seoul metropolitan area or regulated zones are included in DSR, while other jeonse loans are often not counted, so you can choose either option.
    • Under Stress DSR Phase 3 (effective July 1, 2025), a stress rate is added to mortgages, credit loans and other loans at banks and non-bank lenders, and the Oct 15 measures (effective Oct 16, 2025) raised the minimum stress rate for mortgages in the Seoul metropolitan area and regulated zones from 1.5% to 3%.
    • DSR rules apply to borrowers with total loans above KRW 100 million, and some loans, such as policy loans and small loans, are excluded from the calculation. Other rules such as LTV and each lender's own criteria may make your actual limit lower.

    FAQ

Does a 40% DSR mean I can borrow up to 40% of my annual salary?

No. It does not refer to the loan principal. It means the total principal and interest you repay in one year must be within 40% of your annual income. The longer the term and the lower the rate, the more principal you can borrow at the same DSR.

Is the stress rate interest I actually pay?

No. It is a hypothetical rate that is added only when calculating the limit, to reflect the possibility that rates may rise in the future. You pay actual interest at your contract rate.

Why are credit loans calculated with a 5-year term?

Credit loans are often rolled over for one year at a time, so when calculating DSR the financial authorities treat the term as 5 years and assume the principal is repaid in installments. That is why a large credit loan balance raises your DSR sharply.

Does a fixed rate raise my limit?

No stress rate is added to a pure fixed-rate loan, and for mixed-rate or periodic-reset loans only a portion is added depending on the share of the fixed period. So, under the same conditions, the limit can come out much higher than with a floating rate.

Will I actually get a loan for the calculated amount?

This result is an estimate based on DSR only. Your actual limit depends on LTV, the number of homes you own, regional regulations and the lender's screening criteria, so please check with your lender.
